Commercial Broker, Chris Lindgren, has been living and working in the Metro Denver for some time and has THE pulse on the latest developments across the city – ask him what the next hot spot is!
Previously, I wrote about the changing commercial real estate landscape and the fact that you don’t have to be a long-term resident of Denver to be aware of the changes that have taken place in the greater metro area in recent years. Looking back to earlier iterations of Denver, it’s hard to imagine what South University Boulevard was like from I-25 heading south through the Denver University Campus just a few short years ago.
East Evans & South University Intersection
The East Evans and South University intersection has changed forever – largely inspired by transit-oriented development along the nearby RTD FastTracks Southeast Rail Extension lines. The Evans Avenue development evolution continues. This time along the Southwest Rail Extension and Evans Station at West Evans and Santa Fe Drive. To highlight this plan and a quick glimpse of what’s to come, take a look at the Denver Community Planning and Development Department’s Evans Station Area Plan brochure.
Evans Station Area Plan
The scale of the Evans Station Area plan is truly awe-inspiring. The plan includes a dynamic array of commercial development including retail, residential, multi-family & senior living communities, and parks & recreation amenities. This redevelopment will truly impact a large footprint in Denver and already has, including not just the adjoining Overland and Platte Park neighborhoods but also Wash Park, Baker, Ruby Hill, and the University neighborhoods.
Metro Denver Hot Spots
Frequently, I’m asked where the next hot spots in Metro Denver will pop up and I think Evans Station is certainly one of them! Investors and tenants are already lined-up to capitalize on this next Metro Denver redevelopment. Formerly a location marked by quiet neighborhood streets will soon be a beehive of activity and commercial construction. Highlights of the area already include Levitt Pavilion, Declaration Brewing and many new businesses along South Broadway and South Delaware Street.
